Position Overview: F&W Properties is seeking a dependable and experienced Maintenance Technician with strong plumbing and HVAC experience to support our residential community. This role is ideal for someone who is detail-oriented, self-motivated, and enjoys solving problems in a hands-on environment. While the position is primarily based at one property, flexibility to assist at multiple properties as needed is a plus. Key Responsibilities: Perform general maintenance tasks with a strong focus on plumbing and HVAC Diagnose and repair toilets, sinks, water heaters, garbage disposals, leaks, and fixtures Assist with electrical, carpentry, appliance, and HVAC repairs as needed Complete unit turnovers, including drywall patching, painting, and system checks Respond to daily service requests and scheduled after-hours emergency calls Conduct routine inspections and preventative maintenance Maintain accurate repair logs and communicate clearly with on-site management Ensure work complies with safety regulations and company policies Perform other duties as assigned Required Skills & Qualifications Hands-on experience in plumbing and HVAC Experience working in a multi-unit residential (apartment) setting Strong troubleshooting and problem-solving skills High attention to detail, self-accountability, and reliable attendance Ability to work independently and manage time effectively High school diploma or equivalent Valid driver’s license and reliable transportation Ability to safely use hand and power tools Preferred Qualifications Trade certifications or licensure in plumbing or HVAC Experience working in various weather conditions Familiarity with work order or property management systems Work Environment: Ability to lift and carry up to 50 lbs Ability to stand, walk, bend, kneel, climb ladders, and work in confined spaces Comfortable working indoors and outdoors in all weather conditions Comfortable working in environments that may be dusty or dirty Comfortable working in homes where dogs may be present and interacting with them safely What we offer: $20-25 / hr Medical, Dental, and Vision insurance. 401(k) with employer match PTO Company-paid life insurance Short-term and long-term disability options Take this opportunity to join a growing and dynamic team, helping shape the future of F&W Properties!
